YOUR DECISION FIRST

Planning to make a home in El Salvador?

Choosing where to live or return is personal; buying also requires checking records, costs and terms. If your family is in El Salvador and you are in the United States, an independent review helps separate verified facts from matters still to be confirmed.

A PATH TO PREPARE

Five steps before you commit.

Check what you already know. Missing information is the starting point for your consultation.

01

Define what the purchase must achieve

Will you live there now, return later, house your family or visit seasonally? Compare location, services, maintenance and permitted use with your objective. Buying, renting or waiting can meet different needs; the property should fit your circumstances.

02

Verify what you are buying and from whom

Request the deed, registry number and available records. Review should compare ownership, rights, encumbrances and the seller’s authority against current information. Verify area, access, condition and services through the necessary technical checks; a visit or video does not replace every check.

03

Put the price and total cost in context

Compare genuinely similar properties by location, size, condition, access and use. An advertisement is an asking price, not proof of a completed sale at that value. Include fees, applicable taxes, closing costs, financing and improvements. Comparable research provides context; it is not a bank or certified appraisal.

04

Prepare funds, a bank account and financing

Ask your chosen institution which records it requires for your residence, activity, income and source of funds. Before transferring, confirm the beneficiary and terms through a verified channel. STRATA can help organize requirements and review or coordinate purchase-related documentation under a written scope. The bank decides account opening, credit and disbursement; approval is not guaranteed.

05

Review commitments before reserving

Clarify refund conditions, deadlines, payments, financing and delivery before signing a reservation or promise to purchase. If someone will act for you, review the authority needed before granting a power of attorney. The outcome may be to proceed, negotiate, make the purchase conditional or postpone it until outstanding issues are resolved.

FROM INFORMATION TO YOUR CASE

How we can help.

We can help define a pre-purchase review, price research or transaction documentation support. Legal review, market research, technical inspection and banking coordination are distinct scopes. Professionals, deliverables, fees and expenses are agreed before engagement.

We do not confirm that a purchase is suitable without sufficient review. STRATA does not receive or hold transfer funds, open bank accounts itself or approve credit. Do not share passwords, access codes or bank statements through the initial form. Contracts, powers of attorney, procedures and external expenses are quoted separately.

FROM THE GUIDE TO A PROFESSIONAL REVIEW

Document review with a clear scope.

The guides are free. If you need your property documents assessed, this is the initial service. We confirm that the case fits the scope before engagement.

Request document review

What is included

One property, one registry number and one deed of up to 25 pages, using the documents you supply and a recent registry certificate. You receive a brief report and a 20-minute discussion of the findings.

Does not include new studies, technical inspection, price research, contracts, corrective procedures or filings. Available records may limit the conclusions.

If further review or other work is needed, you will receive a written proposal identifying scope, fees, taxes and external expenses. Sending a request does not automatically engage the service.

FROM THE GUIDE TO YOUR SITUATION

What do you need to confirm before buying?

Tell us the essentials so we can confirm the scope. The initial document review costs US$150, VAT included, and is engaged after confirming that the documents fit the service.

Includes one property, one registry record, one deed of up to 25 pages, a brief report and a 20-minute follow-up call, using a supplied recent registry certificate. New studies and procedures need a separate quote. Submitting this form does not start a professional review.

COMMON QUESTIONS

Before you contact us.

Do I need to have chosen a property?

You can read the guide and describe your objective and area without having selected a property. Engaging document review does require an identified property and the necessary records. Market research has a separate scope and proposal.

Does price research alone justify buying?

No. Price is one part of the decision. Records, physical conditions, intended use, total cost and your circumstances also matter. Comparables can inform negotiation but do not guarantee returns or resale.

Can you support financing or account-opening arrangements?

We can assess a scope for preparing, reviewing and coordinating purchase-related documentation. Each financial institution sets its requirements, evaluates your application and decides. Specific arrangements or representation must be confirmed in writing; we promise no approval, rate or timeline.
