A listing price, the price of a registered transaction and a valuation for a specific date answer different questions. STRATA researches references for the property and its area to inform your purchase, sale or investment decision.
What makes a property comparable
Location, area, use, condition, access and features can explain meaningful differences. We define the segment and review which references can be compared, which adjustments need context and which should be excluded.
Listings show sellers’ expectations. Available documented transactions provide another reference, subject to their date, features and recorded terms. These are presented separately.
Sources, range and limitations
The scope identifies the area, property type, period and available sources. The deliverable brings together comparables and an indicative range where sufficient information exists, with factors that may affect negotiation.
If comparable transactions or verifiable data are missing, that limitation must remain visible. A historical average for one tower does not automatically represent a district or the national market.
How you can use it
When selling, it helps support an asking-price strategy. When buying, it puts the requested price in context. For a project, it can inform positioning alongside other demand, cost and feasibility analyses.
This service does not replace a certified or bank appraisal or guarantee a final price. Market research alone does not verify each property’s legal or technical condition.
How to get started
Complete the estimator with your scenario to receive a preliminary estimate and a short guide. You can share the summary with STRATA and leave an email or phone number so we can confirm the scope. If you are unsure which service you need, book a free 15-minute introductory call.
The estimate is indicative and provisional; it is not a binding offer or confirmation of feasibility. Scope, fees, taxes and external expenses are confirmed in a specific proposal. STRATA services are provided and invoiced by Compass Abogados.
