A sale can stall even when a buyer is interested. The file may contain unresolved issues, the physical area may differ from the documents, or an inheritance matter or subdivision may need attention. STRATA organizes the assessment and a course of action around the specific issue.

First: identify what is preventing progress

We review available information to identify the owner, authority to sell and matters requiring verification. These may include encumbrances, an unresolved succession, multiple owners, area discrepancies, access or municipal and technical issues.

Flagging a problem in the estimator helps guide the conversation. It does not confirm that a procedure is applicable, straightforward or sufficient to enable the sale: the solution depends on the file and required checks.

A staged course of action

The assessment distinguishes what can already be verified from what needs documents, fieldwork or third-party involvement. We prioritize the work and identify which professional needs to participate.

Inheritance procedures, subdivisions, new surveys, cancellations, corrective work, permits and technical studies are quoted as specific services when applicable. If you wish to sell only a portion, first assess whether it can be separated and on what conditions.

Prepare the pricing decision too

You can combine the assessment with local price research. This is a separate scope: it examines comparables and market references to inform the asking price and negotiation.

Our preparation work does not include finding buyers or brokerage. It does not guarantee a sale date or price. The proposal separates the assessment, price research and execution of procedures.

The estimate is indicative and provisional; it is not a binding offer or confirmation of feasibility. Scope, fees, taxes and external expenses are confirmed in a specific proposal. STRATA services are provided and invoiced by Compass Abogados.
