Once you have found a house, apartment or plot, the next step is to compare what is being offered with the documents and the property’s conditions. STRATA helps define what to review before reserving, signing or committing funds, including when you live outside El Salvador.
What we review with you
We start by identifying the property, ownership, the seller’s authority and encumbrances in the registry information. We compare the deed and available cadastral information with the terms offered and reservation or purchase documents.
A site visit, survey, building inspection and checks on access, utilities or intended use require defined technical scopes. We identify which may be needed and coordinate the relevant specialists if engaged.
If you are buying from abroad
Distance changes coordination: clarify who will obtain documents, how the terms will be reviewed and who can participate in signing. Nationality, the acquisition structure and available documentation are assessed for the specific case.
You do not need every document to begin the conversation. A property listing, its location, the stated price and your current stage help us prepare an initial scope.
Contracts and additional work
In the estimator you can indicate whether you need a promise-to-sell agreement, purchase deed, mortgage or easement. You may also flag area discrepancies, a new survey, a supplementary title procedure or other outstanding matters. Their applicability, complexity, deliverables and fees are confirmed after the file is reviewed.
The initial review does not automatically include execution of deeds, registration, taxes, certificates, technical studies or support through closing. Each additional stage must be expressly agreed.
